Grade II Listed Building – Rothley Project

Working with listed buildings requires a deep understanding of heritage, history, context and considerate design, and an ability to navigate complex planning challenges. Our new Grade II listed project in Rothley, Leicester is a prime example of how issues can arise when these factors are not properly considered—and how we can step in to help resolve them.

Resolving Previous Design Issues

When we were approached to take over this domestic listed project, it was clear that previous design intentions had caused difficulties with the local authority. Listed buildings are protected by stringent regulations, and even seemingly minor alterations can become major obstacles if not handled correctly. Our priority has been to identify the areas of concern and work towards resolving these issues while ensuring the client’s objectives remain achievable.

Our expertise with all types of listed buildings helps us understand what conservation officers typically expect. This insight allows us to anticipate potential concerns and design solutions that are both practical and achievable with existing building. As the project progresses, we will engage with the local planning authorities, ensuring open communication and a collaborative path forward. Our approach really helps with client expectation.

Any new additions to the existing building, extensions or otherwise, are carefully considered to complement the original building, using materials and forms that establish a visual connection without imitating the past. We are exploring contemporary design elements that provide a striking contrast while remaining sensitive to the listed status. Simple things, like making sure the new gable pitch matches the existing angles and utilising contemporary materials which indicate a new intervention.

Successfully integrating these new additions into a listed building requires a thorough understanding of the planning process. Our experience means we are well-versed in the expectations of conservation officers. As we continue to develop the design, we will work closely with planners to provide clarity and justification for our proposals. This collaborative approach ensures that our designs not only meet the client’s needs but also align with the regulatory framework, facilitating a smoother approval process. We always promote the involvement of the planners at the earliest possible stage. Design is collaborative.
