Do You Project Manage the Build?

One question we are often asked, is: ‘do you project manage the build?’

Managing a building project is usually associated with a Project Manager but the title is a bit misleading. In most cases the role means something completely different to what clients expect.

Yes, Walters Architects oversee building projects from the clients perspective. In fact we supoervise the whole process from inception to completion but what most clients are really asking is, do you supervise the construction phase of the project. No, that’s for the contractor to do, particularly on small project.

The role of a PM is usually reserved for larger, Design and Build Contracts. These projects involve a lot less finalised design and rely of a key member of the team to make key decisions. Decisions on smaller jobs are usually resolved, before arriving on site, via detailed design.

Most architects will provide an ‘on site’ service where they visit site regularly to make sure the project is being carried out in accordance with the design, within program and to budget. They’re also on hand to make any key decision which may arise through the construction phase. But they don’t organise labour, order materials and schedule works. This is all for your builder.

The Architect is ‘client side’, looking after their best interests on site. They will not manage the ‘day to day’ of the building process.

Site visits are mainly associated with the phasing of payment and fall under the Contract Administrators role which involves staged visits to assess the release of funds to the builder for works complete.

Whilst it sounds a bit complicated it isn’t. Small projects rely on the architect and contractor managing the project and site works. Larger projects have a dedicated Project Manager to manage day to day and fill in any incomplete detail.
