Planning Application for a New Modern House
Walters Architects have recently submitted a planning application for a new modern house in Derbyshire for an existing private client.
The new home is a detached 4 bedroom timber framed house which incorporates local stone and contemporary timber cladding. Lots of glass to the north and west elevations allow stunning views over the countryside.
In order to accommodate the scheme, we are demolishing a 1960’s bungalow. This means the scheme is technically a replacement home which will help us negotiate the planning system better. Anyone with experience of trying to build a one off house in the countryside will know how difficult this can be. A replacement home is always an easier option.
Planning
Earlier in the year, a Pre Planning Application was made to South Derbyshire District Council outlining the clients intentions and a positive response was returned to us. This has been the basis for this evolved, more detailed design and will help with the planning process.
We fully expect the planners to open dialogue on this project through the planning system and no doubt some small amendments will need to be incorporated. Because we have started the discussions early hopefully we have made this process a lot easier.
Design
The scheme is open plan throughout the ground floor with 4 double bedrooms (each has an en-suite and wardrobe) to the first floor. Throughout the house, each room has large floor to ceiling glazing to maximize the views of the countryside. The ground floor looks out to the rear of the property whilst all the bedrooms face the side.
In order to achieve these views, we have twisted the first floor at 90 degrees to the original frontage. This has created a large cantilever over the front of the house. It will be a challenge to achieve this at the construction stage but it really does install real architectural identity.
It was the clients intention to have a new modernist structure in this location as there is a theme of contemporary homes in this and the neighboring village. Identifying these modern homes really helped with the initial Pre Planning Enquiry and justifying our approach.
